Buying or Selling Vacant Land in Southeast Michigan

Land is not a house. Zoning, road access, utilities and buildability decide what a parcel is worth. Determined Realty helps you check each one before you commit.

Why Vacant Land Takes a Different Kind of Expertise

A parcel can look right on paper and still be unbuildable, landlocked or missing utilities. Those problems rarely show up in a listing.

Determined Realty works land in Washtenaw, Livingston, Jackson, Monroe, Lenawee and Wayne counties and knows what to check before you make an offer.

What Every Land Buyer Needs to Check First

Zoning/Permitted Use

What the township allows you to build or do.

Buildability

Soil, slope and wetlands that decide where a home can go.

Access

Legal road frontage or a recorded easement.

Utilities

Public service, or a well and septic system.

Future Development

Land divisions and nearby plans that affect value.

Three Tools to Size Up Land Before You Buy

Quick answer: Before you buy vacant land in Southeast Michigan, confirm four things: zoning allows a home, the parcel has legal road access, water and sewer will work (public service, or a well and septic), and you know what it costs to make the land build-ready. Determined Realty has three tools that cover these steps: the Buy vs. Build Estimator, the Buildability Checklist and Land IQ.

Each tool takes a few minutes and works on its own. Nothing you enter is saved or sent. The results are planning ranges, not quotes, so use them to decide what to verify and what to ask. Then talk with Determined Realty before you make an offer.

Buy vs. Build Estimator

Decide whether to build or buy an existing home.

Enter your budget, down payment, land situation, home size and finish level. See buying an existing home next to building new: cash needed up front, monthly cost, and time to move in.

Use it when you are still deciding whether land and a new build make sense for you.

Buildability Checklist

Find out what to verify before you commit.

Answer three questions about your plans, utilities and zoning. Get a checklist matched to your answers, with next steps for your parcel.

Use it when you are looking at a parcel and want to know what to confirm first.

Land IQ

Estimate buildability and total investment for a parcel.

Enter acreage, price, county, intended use, water and sewer, and road frontage. Get a buildability score, a total investment range, an itemized cost table and county notes.

Use it when you have a specific parcel and want to know what it could cost to make it build-ready.

Estimates are directional planning ranges based on typical Southeast Michigan land-development costs. They are not a quote, appraisal, or guarantee. Actual costs vary by soil type, perc test results, township requirements, and utility distance. Always confirm zoning, access, and utility feasibility with the relevant township, county health department, and a licensed contractor before purchase.

What Every Land Buyer Needs to Check First

Before making an offer on a parcel, walk through:

Rules and infrastructure on all five of these points vary — sometimes significantly — from one county to the next across Washtenaw, Livingston, Jackson, Monroe, and Lenawee. That’s the local-knowledge gap the big listing portals can’t fill, and it’s the whole reason to work with someone who handles land specifically.

    Selling Vacant Land

Selling land isn’t the same motion as selling a house, and pricing it like one is the most common mistake landowners make. Land doesn’t “show” the way a home does — pricing, presentation, and buyer education do most of the work.

Buyers of vacant land usually fall into a few distinct groups — builders, investors, and people planning to build for themselves — and each one is evaluating the same parcel for different reasons. A listing written for one of them often misses the other two entirely. Getting a parcel in front of the right buyer, with the zoning, access, and utility questions already answered up front, is what keeps land from sitting on the market for months.

How do I know if vacant land is buildable in Michigan?

Confirm zoning allows a home, the parcel has legal road access, the soil supports a septic system (or public sewer is available), and utilities can reach the site. A boundary survey confirms the lines and any easements. The Buildability Checklist turns these into steps for your parcel.

A perc test, also called a soil evaluation, shows whether the soil can support a septic system. Counties set their own rules. Washtenaw County, for example, requires a soil evaluation before building a home that is not served by municipal sewer.

Land IQ uses planning ranges of $1,500 to $3,000 for a survey, $600 to $1,200 for a perc test, $8,000 to $15,000 for a well and $10,000 to $22,000 for a septic system. A parcel without road frontage can add $5,000 to $20,000 for access. Your parcel’s soil, zoning and distance to utilities change these numbers.

It depends on the lot, the finishes and your down payment. Building often costs more up front and commonly takes 6 to 16 months or longer, while buying an existing home often closes in 30 to 60 days. The Buy vs. Build Estimator shows both side by side with your numbers.

No. They are directional planning ranges. Confirm zoning with the township, soil and septic requirements with the county health department, and costs with a licensed contractor before you buy.
